PUBLIC HEARING

 

PZ-19-5:  Special Permit: Section 5.02.01.02.01Special Permit Uses in the

R80 Zone Old Farms Rd, Applicant: Tom Snyder.

 

M. D’Amato stated the applicant did not place signage on all road frontages, due

to this he recommended to the commission the public hearing be left open with no

testimony until the next regularly scheduled meeting.

 

W. Parsell made motioned to continue the public hearing to next meeting. A.

Marco second. All in favor. Motion passed

 

New Business

 

Informal discussion: application for Zone change at 8 Tolland Turnpike, Ted

Wrubel.

 

T. Wrubel, owner of 8 Tolland Turnpike, came to speak regarding a potential zone

change on his property from commercial to residential. The structure on the

property was previously a large home and has been difficult to market for

commercial uses and get tenants into the building. M. D’ Amato explained the

property abuts a residential zone. W. Parsell stated he would like more

information regarding easements and additional details that might be on the

property. T. Wrubel stated when he was previously in front of the commission the

previous zoning agent suggested the applicant restructure the language of the

zone regulations in order to fit his goal. R. Tulis recommended creating an overlay

zone to help the area with development and open up the potential uses on the

property.

 

 

Old Business

PZ-19-3: Text Amendment: Sections 3, 7.08.06 & 11. 24 to Willington Zoning

Regulations Applicant: Planning & Zoning Commission.

 

M. D’Amato spoke to the application process for the potential new farming

regulations stating staff would build questions around the requirements of the

application. A. Marco made a motion to approve the text amendment with a

condition to review the regulations in April of 2020. W. Parsell seconds the

motion. All in favor. Motion passed.

D. Roberts made motion to approve the June 18, 2019 minutes. J. Hall Second.

All in favor. Motion passed.

Staff Report/Discussion:

Site Plan Modification Discussion of TA Truck Stop & Country Store.

 

E. Perko stated the general manager for the TA Truck Stop is looking to replace

the plantings and fence around the generator at the front of the property. The GM

provided a plan illustrating dimensions, fence specs and a planting list of the

proposed project. It was concluded this project does not require a site plan

modification due to the screened area remaining the same dimensions.
